1. About these service terms
These terms describe residential maintenance and repair services provided or coordinated by MSR Home Services LLC for property management companies. The written estimate, work order, or service agreement approved for a job defines its scope, price, and specific terms. If those written terms differ from this page, the job-specific agreement controls. An inquiry alone does not create a service contract.
2. Estimates and approval
We price work on a job-by-job basis. Estimates are valid for 30 days from issuance unless the estimate states otherwise. Most estimates are free; any applicable diagnostic, assessment, or trip fee will be disclosed before the visit. Any fee waiver must be stated in the estimate or agreed in writing.
Work begins after written approval by an authorized property manager or owner representative. Changes to scope, price, or materials require approval before the additional work proceeds. Hidden conditions may require a revised estimate and schedule.
3. Scheduling and availability
We coordinate appointments with property managers, tenants, and our technicians. A visit is confirmed only after scheduling is agreed. Timing depends on access, materials, weather, and technician availability; we will communicate changes when practical. We do not offer emergency services or weekend emergency maintenance.
4. Customer responsibilities
The customer must be authorized to approve the work, provide accurate property and scope information, identify known hazards, arrange lawful access and required tenant notices, and obtain any owner or association approvals for which they are responsible. Work areas must be safe and accessible. Access codes and sensitive information should be shared only through an agreed direct method.
5. Technician coordination and workmanship
MSR acts as the central point of contact for coordinated maintenance. Work is carried out by our technicians, who may include independent contractors and licensed professionals. Work requiring a professional license or permit must be handled by appropriately qualified providers and with required approvals. The approved scope defines the work; an ordinary maintenance visit is not a whole-property safety or code-compliance certification.
6. Deposits, invoices, and payment
Unless otherwise agreed in writing, a 50% upfront deposit is required before work begins. The 50% deposit is non-refundable. We accept ACH and credit card payments; physical checks are not accepted. We prefer the remaining balance upon completion and can accommodate agreed client payment terms when the required deposit is provided. The estimate or written agreement will state the actual deposit and payment schedule for the job.
Invoices may include completion documentation and before-and-after photos. Any diagnostic fees, materials, third-party charges, or cancellation charges must be disclosed in the estimate or agreed before they apply. This page does not create an undisclosed late fee, penalty, or cancellation charge.
7. Property conditions and additional work
Tell us about known defects, water intrusion, hazardous materials, or other conditions that may affect the work. If a concealed issue or unsafe condition is found, we may pause the affected work, explain the issue, and seek instructions and approval for any revised scope. Hazardous-material testing or remediation is included only if expressly agreed and handled by appropriately qualified professionals.
8. Cancellations and rescheduling
Contact us as early as possible to cancel, reschedule, or report access problems. Any costs for materials already ordered, completed work, or a missed appointment are governed by the written agreement and applicable law. The 50% upfront deposit is non-refundable. Contact us with any questions before approving work or paying the deposit.
9. Completion, concerns, and warranties
Please report incomplete work or workmanship concerns promptly with the work order reference and supporting details so we can review them with the provider. Any workmanship warranty, manufacturer warranty, or remedy will be identified in the written estimate or applicable provider documentation. This page does not promise a fixed warranty period or remove rights that apply by law.
10. Records and property photos
We may document approved work with notes and photos for estimates, quality review, completion updates, and invoicing. Share only information needed for the job. Identifying tenant or property information should not be used publicly without appropriate permission. Our Privacy Policy explains information handling.
11. Questions and changes
Contact contact@msrhomeservices.com or (844) 999-2535 with service or invoice concerns so we can work toward a resolution. Applicable law and any approved job agreement govern disputes; nothing on this page removes rights or obligations that cannot be excluded by law.
We may update these terms for future work. Updates do not change previously approved job agreements unless the parties agree in writing.
